As a John L. Scott broker, my mission is transactional excellence and client satisfaction. That means I work tirelessly to make your home buying or selling process as efficient, stress-free and lucrative for you as possible.

About Bill Crumbaker

1976 to present I have helped over 2,000 families with their real estate needs since 1976. I have owned my own real estate office and trained real estate agents. I enjoy working with first time buyers and I teach down payment assistance classes for State Bond and Home Sight.

I also help people to avoid the long-lasting effects of foreclosure as a (CSSN) Certified Short Sale Negotiator. I believe in single-party representation. For buyers, I have earned the (ABR) Accredited Buyer Representative. For Sellers, I have earned the (ASR) Accredited Seller Representative. I am not a dual agent; I only represent one party to the transaction.

I am also an (MCNE) Master Certified Negotiation Expert. Only a few agents in our State Have earned this valuable designation. Probably the most valued service an agent can provide is the skill of negotiation. I believe in win-win negotiations which ensure the best results for my clients.

I appreciate quality construction, and have earned the designation of (ALHS) Accredited Luxury Home Specialist for the more expensive home sales.

One of the best benefits my clients receive is my ability to understand and explain the real estate market. I can immediately tell you who the market favors, and by how much. Or it could be a balanced market not favoring either party. Correct analysis of the market makes for better marketing strategies, decisions, and better negotiation results for my clients.

I specialize in selling and marketing homes in many Neighborhoods. Every listing I have taken in the last 12 years has sold. Note: I worked for 8 years at Century 21 Smith Ring as one of their Preferred Relocation Listing agents for Cendant Relocation. I had to be able to sell houses of relocating employees throughout all of King County parts Pierce County and Snohomish County as well. We provided BPO’s and managed the sale of these relocating employees’ homes often while they were vacant. We arranged for yard work, repairs, and maintenance of these homes, winterization and whatever needed to be done

Representation

I take pride in offering high-caliber full-service residential real estate expertise. My clients are my top priority, and I focus on delivering the best possible results for them.

Expertise

The real estate market is hyperlocal, seasonal and temperamental—in other words, it can change on a dime. Technology has made information more accessible to everyone, but it can be difficult to keep up with recent events that affect home values. The benefits of working with a licensed real estate professional go far beyond what a mobile app, online video, or website can do.

I provide my clients with information on market seasonality and information relevant to what is happening in their specific neighborhood. This customized analysis includes recent comparable sales that factor into an offer and acceptance strategy.

Negotiations

Successful negotiations help move a conversation forward and transform the process into an agreement that’s a win for all parties. Negotiation is not only a skill, but a mindset. I keep my clients’ best interests top of mind as I negotiate on their behalf.

Transactional Excellence

I am dedicated to transactional excellence for every listing and sale. What this means for you is that I oversee every detail of the real estate transaction. The transaction is far from over once an offer has been accepted. I monitor inspections, appraisals, title, escrow and loan processes. Communication and collaboration with all the partners and parties involved with the transaction ensures a smooth and timely closing. I am committed to my clients before, during and after a sale.
